10 Steps To Sell Your Home

CHOOSING YOUR REALTOR

Choosing a Realtor® who’s willing to help you throughout the home selling process. Enter into agency relationship with us. 

Paperwork

We’ll send you the listing contract that will give us what we need in order to list your home. This can be done electronically for ease and safety of your information.

Prep The Home

We’ll provide you with a list of items to prep your home to sell. We can also provide any recommendations on upgrades or improvements we believe will help your home to sell at the best price.

Professional Photography

We want to make sure that the public sees your home from the best angle and in
the best light. Because of this, we always send a professional photographer to capture your home. Once taken, it takes 1-2 days to get the photographs back.

Signage/Lockbox

Signs and lockboxes will be installed at your home 48 hours or less before your home goes live. This begins marketing your home to those driving by even before it goes live! The lockbox gives us control to monitor and know who is coming and going from your home.

Feedback on MLS Sheet and Flyer

Our staff will send you these documents to review for any changes. It’s very important that you review this and get back to us within 24 hours.

Call with Listing Manager

Our staff will call and review all details with you to ensure everything is accurate and then they will go over what all will happen before your home goes live.

Marketing Plan & Showing The Property

As soon as your home goes live, we begin a multitude of activities that will push your home out to as many people as possible! We will also be dropping flyers by for the flyer box outside your house and scheduling open houses.

8 Negotiate Offers

  • We’ll discuss each offer with you, negotiate any repair requests & issues. You can either accept, deny, or counteroffer.
  • Accept the best offer presented
  • Agree to all the terms and sign the contract.

9 Pre-Closing & Tittle

  • The buyer will perform an inspection to reveal any needed repairs.
  • Title search verifies you own the property, then a survey is completed.
  • Your settlement attorney will prepare a deed for sale. They will also facilitate signing the deed and other closing documents a few days prior to the close date.
  • Buyer’s final walkthrough within 24 hours prior to closing.
  • Plan to have the property clean and be completely moved out for this.

IT’S CLOSING TIME!

Review closing statement. Deed is delivered to buyer, title transferred, and

agreed-on costs are paid

Sign closing documents and hand over keys
